In many respects, the retail property market is the easiest real estate sector to analyse. Supply is relatively homogenous with a well-defined pipeline in the public domain. Pricing is usually transparent and the drivers of performance are reasonably well understood at a macro level.
From the perspective of individual property markets however, economic proxies are seldom available locally enough and do not reflect demand at the level of individual property types. Against this backdrop of soft data and inferred demand therefore, requirements data provides welcome hard evidence of retailers seeking space of a particular kind in a specific market.
The data at the core of RAM has been collected over the last decade as part of a wider service to the property industry.
Over time the record has become richer, in addition to the basic space and location required details about the type of space sought, the planning use class required and the sector in which the retailer operates. RAM provides detailed analysis of monthly demand for space in the top two hundred retail centres
in the UK with London requirements examined in two ways: by suburban centre and by postcode. In addition a summary is produced every month looking at the data for that month in detail and setting it in the context of trends apparent from the whole dataset. |
